National Mortgage Guarantee limit rises to €450,000: can you benefit from this?

As of 1 January 2025, the limit for the National Mortgage Guarantee (NHG) will rise from €435,000 to €450,000. If you want to co-finance energy-saving measures, the limit will even rise to €477,000. This means that home buyers with a mortgage up to this amount will have the opportunity to build in extra security. At the same time, the one-off premium will drop from 0.6% to 0.4% of the mortgage amount, which is a nice financial stroke of luck for future homeowners.

What is NHG and why is it relevant?

The NHG offers a safety net for home buyers. Imagine that you can no longer pay your mortgage due to unexpected circumstances, such as unemployment or illness. The NHG can then ensure that you are not left with a large residual debt if you have to sell your house. For home buyers, this means a reassuring bit of certainty, especially at a time when house prices and mortgage payments continue to rise.

What do the risen limit and the reduction in the premium mean?

An increase in the NHG means that a mortgage with NHG is now also possible for people looking for a home in a higher price range. For buyers looking in the price range between €400,000 and €450,000, this is good news: they too can now benefit from this extra certainty. The reduction in the NHG premium of 0.2% seems small, but can still make a noticeable difference for buyers. With a maximum NHG threshold of €450,000, this means a benefit of €1,000.

For whom the NHG will be interesting?

A mortgage with NHG is especially attractive for starters and people with a middle income who want to build in a bit of certainty. People moving up the property ladder, for example people who exchange an apartment for a family home, can also benefit from NHG. With the new limit, the NHG is becoming increasingly widely applicable for a diverse group of home buyers.

Whether you are a starter, a mover or simply looking for good insurance for your housing costs, the new NHG scheme can bring your dream home a little closer.
